Cincinnati Basement Transformation: Dry, Safe, and Ready for a Bedroom
Challenge
The homeowners wanted to waterproof their basement and add an egress window so they could eventually create a new bedroom. Their previous waterproofing system had failed due to clogged drains and an underperforming sump pump, leaving them concerned about future water problems. They also needed an egress window installed so the basement could safely be used as a bedroom and meet building code requirements. They chose The Basement Doctor to ensure the job was done correctly, protecting their basement and giving them a safe, dry space ready for finishing.
Solution
We began by installing the new egress window, replacing a smaller basement window in the process. Installing the egress first allowed us to connect it to the interior perimeter waterproofing system using a WellDuct, ensuring that any large amounts of water near the window would be safely drained away.
Next, we demoed the perimeter of the basement to make room for the WaterGuard subfloor drains, which sit discreetly beneath the concrete floor. We also removed sections of the floor near the doorway to install trench drains, and we dug a pit for the TripleSafe sump pump in the lowest graded part of the basement floor.
After clearing the areas, we carefully placed the WaterGuard drains into the trenches, making sure they were pitched slightly toward the sump pump for proper drainage. Once the drains were in place, we covered them with a sturdy layer of concrete, keeping them out of sight.
The TripleSafe sump pump was then installed, complete with an UltraSump 4 battery backup. The system’s discharge lines were routed away from the home at the correct grade to prevent future water issues.
To improve insulation and provide an additional water barrier, we installed Foamax panels on the basement walls. These panels integrate with the drainage system to help keep the basement dry and warm. These panels can either be left as-is or they can be used as a base for finished walls. Finally, we installed a SaniDry Sedona dehumidifier to keep the basement dry as can be, 24/7.
The result was a fully waterproofed basement with beautiful, insulated walls and a brand-new egress window. The homeowners are now free from the challenges of a wet basement and can move forward with finishing the space, including their planned new bedroom.
