A homeowner in Greenville, OH, gave us call to utilize our free crawl space inspection service. The homeowner cited problems with their, "main beam rotting underneath the home." We explained to the homeowner that the crawl space framing was failing because the main beam lacked proper support and prolonged moisture exposure had caused damage. In order to stop both of these problems, we suggested an encapsulation system with SmartJack crawl space posts to stabilize and prolong the lifespan of the framing underneath the home. Failing Crawl Space in Greenville, OH

This crawl space had high moisture levels. This moisture content was beginning to harm the wooden framing above, as well as the air quality throughout the rest of the home.

The fiberglass in the ceiling had soaked up moisture, causing parts of it to become heavy and fall. You may also notice that the floor joists were displaying signs of damage from moisture.

We wrapped the entire space with our white CleanSpace vapor barrier to seal it from outside moisture. Our CleanSpace is a 20 mil plastic liner, similar to a pool liner. It is very durable, antimicrobial, bright, and clean.

This photo shows the main beam the homeowner was concerned about. We ended up sistering the rotted main beam with new wood to ensure we can stabilize the floor joists above. We then installed our SmartJack posts underneath the new beam to help out the thin existing columns.

Our SmartJacks are made of galvanized steel, and they can be adjusted to help level out the floor joists above. They require us to dig a 3-4 foot hole for their base. We then fill that hole with limestone so they won't settle.

Sump Pump in Greenville, OH

This photo shows a close up of our sump pump system. The sump pump is hooked up to perforated drainage tile around in the floor around the entire perimeter of the crawl space. Attached to the left of the sump pump is a battery backup system in case the power goes out in the home.

Dehumidifier in Greenville, OH

We installed a dehumidifier to keep the sealed space dry and conditioned. If you look at the walls in this photo, you can see we also lined the walls with our SilverGlo insulation panels, which allowed us to remove all the moldy fiberglass in the ceiling.
