The owner of this home in Loveland, OH, wanted to move their kid down into the basement, but their foundation was too wet to do so. We advised the homeowner that it would be wise to install a full interior perimeter waterproofing solution, fitted with our vapor barrier over all the foundation walls to achieve a completely dry foundation for their remodeling plans. The homeowner was also interested in an egress window so that their kid has a safe emergency exit, natural sunlight, and access to fresh air in the basement. After we finished the project, the homeowner was eager to get started on moving in new furniture, building new framing, and designing their kids new room. This is what the basement looked like before we started. The wooden panels on the walls smelled very musty, and the floor had stains from leaks.

We threw plastic over all of the homeowners items to keep them safe from dust. We also brought our negative air system, which helps us manage the dust when we start jackhammering the floor open.

After we trenched out the floors to make room for our WaterGuard subfloor drains, drilled weeping holes to relieve the foundation from hydrostatic pressure, and dug a pit for our sump basin, water started to fill the sump pit immediately.

We fitted the full basement perimeter with our WaterGuard subfloor drainage system. The gravel backfill allows us to make sure the drainage system is pitched correctly, and that they lead to the lowest graded part in the basement where the sump pump is located. Here we are shimming the window to make sure everything is level. We also have our TripleSafe sump liner fitted with the three different pumps it contains. One of the pumps is backed by a battery, which will provide power to the system in case of a power outage. This sump pump is our most secure system.

This home had a footer drain connected to an old sump pump, but some time along the way it clogged. By looking at this wet dirt, you can see why exterior drainage systems often fail. We call this area the "mudzone" where vast amounts of pressure and wet dirt can easily damage exterior drains. And of course, the only way to access these exterior drains is by digging all the way down a foundation.

Vapor Barrier Installation in Loveland, OH

Our CleanSpace vapor barrier will provide extra protection against moisture seeping in from the concrete walls. This vapor barrier tucks into our subfloor drainage system through the use of our WaterGuard's wall flanges. This way, any wall leaks will be captured into the drainage system, and head on over to the sump pump.

Our WaterGuard drains were concealed with a fresh layer of concrete. Before we floated the concrete, we covered the top of the drainage system with a roll of moisture proof tape. This tape will prevent moisture transference from the drainage system to the newly poured concrete.

This oil tank made installation a little tricky, but our Inspector did a good job at communicating what to do for it. We fitted the WaterGuard drains around the tank, and were also somehow able to get the CleanSpace wrapped behind it. Granted, it took three guys to fit the vapor barrier behind it, but they got it through in one piece.
