3 Step Concrete Repair System in Maineville, Ohio
Challenge
The owner of this home in Maineville, OH, had a driveway and sidewalk that needed repairing. There were two slabs in the driveway that had sunken into the ground, and the entire sidewalk had settled as well. On top of the sinking concrete, the concrete itself was also starting to deteriorate on the apron of the driveway by flaking and spalling. Lastly, the control joints between the slabs had broken apart everywhere, which was allowing water to seep into the soil beneath all the concrete - further accelerating the settlement rates.
Solution
Our concrete repair inspector devised a three step concrete repair solution in order to make the concrete look nice again, and to help keep it that way. This three step solution went as follows:
- First, we injected our PolyLevel foam through the settled slabs to lift and level them all back out. We did this for all of the sidewalk slabs, and for the two driveway slabs that were directly adjacent to the garage door. Our PolyLevel foam is clean, fast-curing, and extremely efficient at jacking slabs back to health. It only requires us to drill small pea-sized holes into the concrete in order to make room for our injections. After we lifted everything, we then covered the holes back up with cement, concealing the evidence.
- We then sealed the joints between every single slab with our NexusPro sealant. This sealant is made of a silicone base, which gives the sealant elastic properties. Unlike urethane based sealants, (which can be found at big box stores) our NexusPro is able to expand and stretch based on the seasonal climates - making it super useful for Cincinnati's frigid winters and blazing summers. NexusPro was engineered to last at least 20 years, unlike urethane based sealants that need reapplying often. After we injected the sealant everywhere, we then rubbed a matching color sand over the top for aesthetic purposes. This sealant will help keep water from infiltrating the soil underneath the concrete, which was almost indefinitely why the concrete settled in the first place.
- To finish the three step process, we treated every square inch of the concrete with our SealantPro concrete sealant. Our SealantPro is a permanent protective coating that strengthens the concrete and guards against moisture, cracking, staining, flaking, and spalling. When we spray this sealant, the color starts out with a green hue. This design in the chemical allows us and homeowners to ensure that every single square inch of the concrete has been protected. Unlike traditional topical sealers that just sit on the the surface and need frequent application, our SealantPro actually penetrating into the porous concrete, (up to a 1/4 of an inch). The color then transforms from green to translucent in hours.
We finished all three steps within a day, and the homeowners got back to using their concrete within hours. All of the tripping hazards were eliminated thanks to the PolyLevel, all of the control joints were sealed thanks to the NexusPro, and all of the concrete surfaces were protected thanks to the SealantPro. The homeowners were excited that their concrete was repaired and protected, and they won't have to worry about it again for the rest of their lives.
