Stopping a Two Level Concrete Patio from Settling in Waynesville, Ohio
Challenge
This homeowner had a beautiful property with a concrete patio that complemented the home perfectly. Unfortunately, the patio’s main foundation had begun sinking, which caused the lighter secondary section to separate and crack in multiple places. The shifting also distorted the black fencing along the edge of the patio.
Before calling us, the homeowner had already reached out to three other companies—none of which were willing to take on the project. Determined to find a solution, he contacted us, and we committed to helping him restore and protect his patio by lifting and stabilizing its foundation.
Solution
To stabilize the patio, we proposed installing 16 foundation piers around its perimeter. Using precise calculations and years of expertise, we designed the system to permanently support the structure and prevent future settlement.
Twelve of the piers were accessible by excavator, which allowed for efficient digging along most of the patio. The remaining four, however, had to be hand-dug from the secondary section in order to reach the footers of the primary patio. Once the footers were exposed, we attached steel brackets and drove the piers deep into stable load-bearing soil.
With the piers in place, we used a handheld hydraulic lifting system to carefully raise the foundation. This process closed cracks, realigned separated sections, and even corrected the distortion in the fencing. After lifting was complete, we concealed the piers. The hand-dug locations were capped with fresh concrete, which our crew worked to blend with the existing surface. The excavated sections were backfilled with soil, then compacted and leveled using the excavator.
The final result was a restored patio, fully stabilized and protected from future settlement, with minimal disruption to the surrounding yard.
