The inspection revealed signs of active water intrusion in the foundation area. The crawlspace has permanent vents designed for cross-ventilation, but they were blocked at the time of inspection. This type of vented crawlspace is prone to issues like moisture buildup, energy loss, and poor air quality.
There was no insulation or vapor barrier present, which increases the risk of humidity, mold growth, and wood deterioration. A material resembling mold was noted, though no testing was performed.
Due to high humidity and damp conditions—common in older homes with this foundation type—it’s recommended to use a properly draining dehumidifier and improve exterior drainage to prevent moisture entry.
For long-term benefits, we converted this space to a closed (encapsulated) crawlspace system, which treats the area as a conditioned space to better manage moisture and improve efficiency. Be sure to scroll through the photos to learn more about our products and methods.
Crawl Space Sump Pump
We installed our SmartSump in the lowest corner of this crawl space. It comes with a battery backup system and ties into the dehumidifier seen to the left. The automatic dehumidifier will discharge all the water it collects out of the air into the sump pump automatically.
Old Dehumidification System
This Oasis dehumidification system was rusted, inefficient, and not automatic, unlike the SaniDry Sedona dehumidifier we installed later.
